Copley Close

Introduction and overview

Copley Close is Ealing’s flagship regeneration site. It is a very linear (straight and narrow) development, spanning approximately 1 kilometre in length and situated within the Pitshanger and North Hanwell Wards.

The council’s 2008 estates review highlighted that homes in Copley Close were no longer meeting the needs of the community due to the condition, poor community facilities and these issues being paired with antisocial behaviour problems. Following the results of the review, the council agreed to work with residents to consider meaningful regeneration options for Copley Close.

At that time, the estate largely comprised of low-rise, late 1970s blocks with parking under the buildings. There was no real central focal point or community facilities, and open spaces were of poor quality.

In 2012, following consultation, the council committed to regenerating Copley Close using its own resources as market testing had found partners were unable to deliver the desired vision of the council and residents.

The masterplan developed by the council, alongside residents, was granted in 2013. It will see mixed redevelopment and refurbishment across 680 existing homes on Copley to create 757 high quality, energy efficient mixed tenure homes.

This allows the council to keep the asset value of its land and make sure that 65% of homes will be affordable. Ealing Council was the first local authority to do this.
