Estate and regeneration overview
Following the 2008 estate review the council took the decision to thoroughly regenerate the area.
Issues identified as part of this 2008 review were:
- poor quality of housing dating between the 50s-70s which were no longer fit for purpose
- poor mix of sizes, types and tenancies of homes
- poor natural surveillance and issues with crime
- poorly defined spaces and safety concerns
- limited connectivity throughout the site
In 2011, Ealing Council selected Acton Gardens, a collaboration between housing association L&Q and house-builder Countryside Properties, to manage the regeneration project to address the issues identified alongside delivering thousands of genuinely affordable new homes in the borough.
The master plan for South Acton’s regeneration centres around:
- building 3,500 new homes over 52 acres, plus construction of 50,000sqft of non-residential facilities including a new community centre and a new youth centre
- 50% private, 40% genuinely affordable rent, 10% shared ownership
- build works will occur across 25 phases, with delivery centred around rehousing of existing residents; the scheme has the ability to re-house all existing Secure Tenants who wish to stay
- the 3,500 homes will be built in 5 new neighbourhoods areas across the estate, each centred around a new or upgraded park
