We look after your building and the area around it. Your service charges help pay for this work
We do regular maintenance on all buildings, but sometimes bigger repairs are needed. This could be replacing roofs, installing new equipment like door entry systems, or making improvements to meet today's standards.
Consulting on major works schemes
We consult all residents, including leaseholders about any major building work projects.
The amount of consultation we do depends on the size and type of work needed. For example, large projects will involve more meetings and share more information compared to routine maintenance.
By law, we must consult you if work costs more than £250 per leasehold flat, under Section 151 of the Commonhold and Leasehold Reform Act 2002.
You will get a 'Notice of Intention' and have 30 days to respond. You can suggest what work needs doing and possibly recommend a contractor.
After the consultation, if we go ahead with the works, we will send you a 'Section 20' notice. This explains what work we plan to do and how much it will cost. You have 30 days to tell us your comments.
While we value your feedback, you cannot stop work from happening. As your landlord, we are responsible for maintaining the building according to the lease agreement.
Quality of works
We check all work to make sure it is done well through our team of project managers, clerk of works and surveyors.
For large jobs, you will be given the contact details for someone from the contractor team who you can talk to if there are problems.
You can also call us or fill out the feedback form that came with your notice and send it to home ownership. It helps if you can provide details like notes, dates and photos of any issues.
Do not wait until you get your invoice to tell us about any problems, as it is much harder to fix things after the contractors have gone.
Defects liability period
After we complete any major work, there is a 12 month warranty period. During this time, our contractors must fix any problems found with their work at no extra cost.
It is important you report any issues you notice during this time.
Our project manager and specialists will also check the work before the warranty ends.
Contractors will fix reported problems within 4 to 6 weeks.
All warranties are given to the council only, and we do not provide copies to residents.
Windows
Window frames have a 10 year guarantee.
This guarantee only covers the frame structure. Window locks, handles, and moving parts are only covered for 12 months.
Flat roofs
Flat roofs have a 20 year warranty that protects against faulty materials and poor installation.
This warranty does not cover regular maintenance, which may be needed after the first 12 months has ended. You will need to pay for any routine maintenance needed to keep the roof in good condition.
