Repairs which are your responsibility

Your tenancy agreement sets out which repairs are your responsibility.  If a repair is not on this list, you can report it to London borough of Ealing who manage your property.

Repairs which are your responsibility:

  • Maintaining or replacing your own fixtures and fittings such as curtain tracks, fuses, light bulbs, electrical appliances, television aerial equipment, fluorescent tubes and motors
  • Replacing lost keys, replacing locks and/or having spare keys cut
  • Repairing cookers and fridges etc
  • Unblocking sinks, wash basins and waste pipes. Replacing plugs and chains on sinks and wash hand basins and replacing toilet seats
  • Minor plaster repairs
  • Replacing gates and fences
  • Plumbing in washing machines and connecting cookers (you must use a qualified engineer to connect a cooker)
  • Modifying of doors after you have fitted new carpet
  • Replacing broken window or door glass unless it has been vandalised or caused by criminal activity by someone not associated with your property.  You will need to ask the police for an incident number
  • Repairing and maintaining your own shed
  • Supplying and/or replacing draught excluders
  • Bleeding radiator
  • Supplying and fitting cylinder jackets
  • Replacing batteries in smoke alarms
  • Maintaining and repairing any changes you have made to your home which have been made with our written permission
  • Maintaining and repairing anything we have given you as part of your tenancy such as carpets or white goods (for example, cookers, fridges or washing machines).
