Private rented property licensing

You can check what licence schemes are in your area by using the postcode checker

What licence do I need?

  • if your tenants share some facilities (kitchen/bathroom/WC):
  • if you are the freeholder of a property that has been converted into 3 or more self-contained rented flats, and you do not have a Building Regulations Completion Certificate to evidence that the building works complied with the relevant requirements, you need a s257 licence for the building (please note you will also need licences for the individual flats)
  • if you rent to a single person or single household in a self-contained property (with kitchen and bathroom facilities exclusively for their own use) you need a selective licence if your property if it is in one of the following areas (also shown as areas in green or orange on this map)
