Documents needed for a valid licence application
Please have the following documents before you start:
- Gas Safety Certificate
Must be dated within the last 12 months and must be for all gas appliances in the property. There should not be any codes for ‘At Risk’ or ‘Immediately Dangerous’ against any of the appliances unless you also provide an invoice from a Gas Safe Registered Contractor confirming the works have been completed. - Electrical Installation Certificate
Must be dated within the last 5 years and it must state that the installation is ‘Satisfactory’. - Energy Performance Certificate
Must be A-E - Floor Plans
These can be hand-drawn. They must show the room sizes, the position of doors and windows, and the room use (bedroom, kitchen etc) and we recommend they show the location of smoke detectors (SD) and carbon monoxide detectors (CO).
And in addition, you may also need:
- Licence holders’ signed declaration - if you are applying on someone’s behalf.
- Automatic Fire Detection Certificate and Emergency Lighting Certificate - for HMO’s only.
It is your responsibility to keep your certificates up to date. We may require you to produce updated documents during the licensing period.
If an application is submitted with missing or invalid documents, your application will be rejected after 14 days. The fees are not refundable.
