If you notice damp or mould in your home, please report it as soon as possible so we can take the right action quickly.

Report damp and mould

If you live in a council home, please:

  • report damp and mould as soon as you notice it (provide clear details, including where it is, when it started and photos if possible) by:
  • allow access for inspections and repairs

Early reporting helps us prioritise cases and resolve issues more quickly.

What the council will do

Once an issue is reported, we will:

  • review the information provided
  • prioritise cases where there is a risk to health
  • carry out repairs and take action to prevent the problem returning

Under Awaab’s Law, social landlords must investigate and deal with damp and mould hazards within strict timeframes, particularly where there is a risk to health. This includes urgent action and, where necessary, providing alternative accommodation.

We will not blame residents for damp and mould and will work with you to resolve the issue.

Why damp and mould happen

Damp and mould can be caused by a range of issues, including:

  • condensation – moisture in the air combined with poor ventilation, cold surfaces or inadequate insulation
  • leaks – from roofs, pipes, windows or plumbing
  • structural problems – such as water penetrating through walls

Why damp and mould matter

Damp and mould can:

  • affect breathing and worsen conditions such as asthma
  • pose greater risks to babies, older people and people with health conditions
  • damaged walls, furniture and personal belongings

Preventing condensation

Not all damp and mould can be prevented by residents, particularly where there are building defects. However, you can help reduce condensation by:

  • using extractor fans in kitchens and bathrooms
  • ventilating your home regularly
  • keeping heating at a consistent level where possible
  • avoiding drying clothes indoors without ventilation
  • making sure your trickle vents are open
