Tree related building subsidence

If you believe your property has been damaged as a result of tree-related subsidence involving a council-owned tree you should contact your building insurer first to investigate the matter. 

Building subsidence issues involving council-owned trees are handled by the insurance department:

In both instances all claims are handled in accordance with the LTOA’s (The London Tree Officers Association)  risk limitation strategy for tree root claims. For more information go to the London Tree Officers Association website.

New subsidence claims against council-owned trees will require the following information as a minimum:

  • An engineer’s report detailing the damage to the building, including location, nature, BRE category, crack monitoring and drainage survey
  • A plan and profile of the foundations
  • A site plan indicating the location of the building in relation to trees and other vegetation
  • An arboricultural report
  • The results of soil investigation tests confirming profile, moisture content, plasticity index, soil moisture deficit and tree root identification
