Gas safety

As your landlord, we are legally required to make sure that all gas appliances at your property are checked once a year.

Even if you do not have a gas cooker or boiler, we will still arrange for an inspection if there is a gas supply to your property.

Gas safety check

When your gas safety check is due, our contractor will write to you with an appointment date. If this time is unsuitable for you, please contact them to rearrange. A number of different appointment slots are available, and our contractor is flexible with evening and Saturday appointments. The appointment should take no more than 45 minutes.

As part of your tenancy agreement with us, you must allow access for our contractor’s engineers to complete these checks. It is important both for your safety and the safety of other residents. For this reason, legal action will be taken against residents who deliberately refuse access.

How to report problems

You can report heating and hot-water repairs in between servicing to T Brown by calling 0208 394 1166.

Gas meters are your energy supplier’s responsibility. We are unable to carry out repairs to your gas meter and you will need to contact your supplier instead. If you do not know who your supplier is, you can find out by calling 0870 608 1524.

CO2 alarms

Your home may have a carbon monoxide (CO2) alarm. Remember to test it weekly so you know the sound.

You could be at risk of carbon monoxide poisoning if:

  • an appliance is faulty or not properly installed
  • a room containing a gas appliance is poorly ventilated
  • chimneys or flues become blocked

What to do if you smell gas

If you smell gas or suspect a leak you should immediately:

  • put out all naked flames (for example candles)
  • do not turn electrical appliances on or off
  • open all doors and windows
  • switch off your gas supply by pulling the gas lever down which should be located next to your gas meter
  • leave the property and call the National Grid on 0800 111 999
