Rectory Park Estate

Introduction

Rectory Park estate is on the Ruislip Road in Northolt. The existing properties were built between the 1950s and 1970s and include two-storey houses, three-storey flats and medium-rise blocks.

The council's 2008 estates review highlighted that Rectory Park needs a lot of work to address the improvements needed to bring it up to the government's Decent Homes standard.

Problems identified in the review include:

  • anti-social behaviour
  • structural problems in some parts of the estate
  • low quality public space and a lack of play areas 
  • poor direct access to local shops
  • low resident satisfaction with the condition of properties and the estate as a place to live

Following the results of the review and a developer selection process, the council selected a preferred partnership with Network Housing Association. The developers are now building the new estate in consultation with estate residents.

Regeneration

Redevelopment will be achieved through the phased demolition of the existing 270 homes, making way for 425 new properties for affordable rent, shared ownership and outright sale. The proposals also include new community buildings and facilities. The scheme will complete in 2020.
