About South Acton estate
Total number of homes: 1800
Properties rented by council tenants: 1400
Leasehold properties: 380
Total site area: approximately 16.63 hectares
Benefits
A number of benefits have been identified for the
redevelopment of South Acton estate:
-
excellent transport links, with both Acton Town and South Acton stations
-
the site is close to Acton High Street
-
there are a number of vacant sites on the estate which gives flexibility on where the regeneration scheme can be started
-
a strong and vibrant community that is working closely with the council to ensure that the best option is chosen
Improvement opportunities
There are also some agreed improvement opportunities that the
regeneration programme will aim to address:
-
connections within the estate and surrounding areas, including the town centre, are poor
-
the area suffers from the urban design problems that characterise housing of the 1950s to 1970s
-
public space is poorly designed and there are problems with anti-social behaviour
Decent Homes
Improvement works under the decent homes programme have been
put on hold until the future of the estate has been decided. To
keep the existing blocks in good order essential repairs will be
carried out throughout the regeneration period.
The regeneration project will take ten years to be completed. The council, working with Ealing Homes, will ensure that during this time existing homes are kept safe and secure.
Ealing Homes has put together an essential repair works programme for the estate. This is currently being agreed on with the resident association (SARAG). The programme will include works to replace life expired elements of buildings and security improvements based on recommendations made by the independent Safe Neighbourhoods Unit (SNU).
Any programme of regeneration will be subject to statutory leaseholder consultation and must be cost effective, offering value for money.
