Empty property grants

Do you have an empty property in Ealing that needs repairing before you can make it available to rent?  If so you may qualify for an Ealing Council empty homes repair grant.  There are a limited number of discretionary grants available.

We offer the following grants:

  • up to £15,000 for those empty for more than 12 months
  • up to £3,000 for those that have been empty for less than 12 months 

The type of grants on offer:

  • The Better Homes Grant will contribute 50% of the total cost of the works, up to a maximum of £3,000 and provided the property has been empty for less than 12 months 
  • The Empty Property Grant will contribute 100% of the first £2,000 worth of works, then 50% of the remaining cost up to a maximum of £15,000, provided the property has been empty for more than 12 months

All grants are awarded on a discretionary basis and are subject to availability.

Grants are given to improve houses, flats or commercial units that cannot be occupied because of disrepair such as damp, faulty wiring, rotten timber windows and lack of heating. Improvements to kitchens or bathrooms may be considered. Grants can also be used for converting larger houses into flats or commercial properties into residential homes or even to bring Houses in Multiple Occupation up to the required fire safety standards.

To qualify for these grants you must own the freehold or leasehold, or have power of attorney to act on behalf of the owner. 

Are there conditions attached to the grant?

Yes, the following conditions apply:

  • the property must be empty
  • when the works are completed the property must be let to the council
  • the property must conform to planning and building control standards
  • the property must meet the council’s terms and conditions for letting a property
  • the building contractors used must be VAT and Companies House registered (for the bigger grants) 

Who will manage my property?

A housing association will manage the property once the works are completed. Alternatively you may be able to manage the property yourself but you will need to be an accredited landlord.
