If you have an empty property in Ealing that needs repairs before it can be let you may be eligible for a grant from the council. To qualify you must own the freehold or leasehold, or be responsible for repairing the property.
Grants are given to improve houses, flats or commercial units that cannot be occupied because of disrepair such as damp, faulty wiring, rotten timber windows or lack of heating. Improvements to kitchens or bathrooms may be considered. Grants can also be used for converting larger houses into flats or commercial properties into residential homes.
Grants are awarded subject to the following conditions:
How much will I receive?
You may receive a grant of up to 50% of repair costs -
the maximum grant is £15,000.
Who will manage my property?
Either a council-approved supplier or housing association
will manage your property on your behalf - free of charge.
Who will pay rent for my property?
The council supplier or housing association will pay your
rent, not the tenant occupying the property. Rent is paid monthly
in advance and will be guaranteed throughout the term of lease.
How do I apply for the grant?
Contact the empty property officer who will assess your
property to confirm it needs improvements. You then need to
complete the following forms:
The officer will provide details of your chosen management agent, who will arrange to visit your property and provide an estimated rental offer.
The empty property officer will pass on property details to a surveyor who will arrange an inspection of your property. The surveyor will send you a detailed copy of the schedule of works required to make the property suitable to let.
You will need to provide the empty property officer with two estimates from your chosen contractors, including a detailed breakdown of the improvement costs. Proof of ownership of the property is also required, and this must be a copy of the land registry certificate (not more than 3 months old) and original, gas and electrical safety certificates. Once this is provided, a provisional offer will be sent giving details of the grant you may receive. A surveyor will conduct a final inspection when all works have been completed.
You will also be required to submit to the empty property officer, a copy of the lease agreement signed by you and your chosen managing agents.
