Glazing

Replacement glazing now comes within the scope of the building regulations in England and Wales. This is for both commercial and domestic buildings and includes for where only one window is replaced. The main reason for this is that thermally efficient glazing systems, when windows are replaced, reduces the energy loss from buildings. In addition other functions of the window and frame need to be maintained. This includes structural support, weathering details, ventilation, safety glazing, and, particularly important, escape from an existing window in a fire situation. Some installers will be able to self-certify replacement glazing and give householders a compliance certificate as an alternative to getting the local authority to check their work and issue a completion certificate. These installers will need to be trained and registered under the glass and glazing federation's FENSA scheme

Other changes included in the revised Building Regulations requirements are:

• to reduce energy loss in new and extended buildings through increased insulation; energy efficient boilers; energy saving lighting; and insulated hot water tanks and pipes;

• for safer installation of combustion appliances and fuel storage systems;

• for safer drainage and waste disposal installations.

Overall the new charges are an increase in line with inflation.
